River North sells 50 percent of units, hits milestone

Superior 110 is a new 27-story high rise in River North.

After recording nearly $5 million in sales at Superior 110 in the month of August, Chicago-based JFJ Development announced it hit the 50-percent-sold milestone at its River North high-rise, currently under construction at 110 W. Superior St.

Located between LaSalle and Clark streets, Superior 110 is a 27-story glass and steel building with 62 residences offering floor plans of one bedroom plus a den to three bedrooms plus a den, 1½ to 3½ baths, and 1,150 to 2,820 square feet of living space. Base prices start in the $517,000s, and parking is available for $40,000 to $48,000 per garage space.

Buyers are impressed with the building's contemporary architecture and River North location, and the stylish finishes in every residence.

For example, every home at Superior 110 offers high-end features such as 9½-foot drywalled ceilings, real plank hardwood floors in the living areas and floor-to-ceiling windows.

Residences also feature a gourmet kitchen with a preparation island; Snaidero cabinetry; 1¼-inch stone slab countertops; a full height glass tile backsplash; Grohe fixtures; and stainless steel appliances by Sub-Zero, Wolf, Bosch and Dacor.

Baths come with porcelain tile flooring, Snaidero vanities with 1¼-inch stone slab countertops, and Grohe and Kohler fixtures. Master baths include an oversized shower with 1-inch glass tile surround and base, while guest baths have a whirlpool soaking tub, per plan.

"We chose every finish to exceed what buyers would typically find in a new-construction building," said Jon Zitzman, president of JFJ Development. "Luxury buyers won't have to put additional money or effort into upgrading the home to the level they expect."

Additional details in every home include Lightology designer light fixtures; 42-inch plasma television with five pre-wired locations for surround sound speakers, and a GE Smarthome System, providing a central control for lighting, entertainment, security and temperature systems.

Construction is under way and progressing rapidly.

"We've been well ahead of our construction schedule since we broke ground this spring, and are on target to deliver our first homes next fall," said Zitzman. "Buyers see the building rising out of the ground and realize they won't have to wait long before they can move in."

Although the building is half sold, most floor plans are still available, including half-floor residences on floors 20 to 26 that Zitzman said offer impressive panoramic views of the city in three directions.

Priced from $1.2 million, these three-bedroom, three-bath homes are among the largest at Superior 110, with 2,550 square feet of living space. They include two balconies, with one off the master suite and one accessed from the main living areas, walk-in closets in all bedrooms, and a "penthouse" package of finishes including a 48-inch Sub-Zero refrigerator and a six-burner, 48-inch range by Wolf.

Zitzman noted that while the half-floor residences offer buyers additional privacy, as there is only one other home on each floor, the slender, elliptical footprint of the high rise creates an intimate setting for the entire building, with no more than four residences on any floor.

As a result, every residence is a corner unit with views in at least two directions through an expanse of wall-to-wall windows that follow the building's curving exterior.

Building amenities include a 24-hour doorman, exercise room and a first-floor business lounge with WiFi access, workstations and a gourmet coffee machine. Superior 110 is located in the heart of River North, with easy access to dining, shopping, cafes and art galleries.
